When Quality Doors and Trim outgrew their existing facility, they needed to relocate to a larger space. However, with time left on their lease, they faced a significant hurdle: finding a replacement tenant before they could make the move. At the same time, their landlord needed to ensure the space wouldn’t sit vacant, while a second landlord, an existing client in the area, had a vacant industrial building that perfectly suited Quality Doors and Trim’s needs. This created a complex challenge that required strategic coordination to align the interests of all three parties.

To resolve this, we first focused on securing a new tenant for Quality Doors and Trim’s current space. After conducting market research and outreach, we identified a mill/woodworking company as the ideal fit. However, the transition wasn’t straightforward. Changes in local fire codes required the building to be brought up to current safety standards, including the installation of a sprinkler system before the new tenant could take occupancy. Recognizing the need for a cost-effective solution, we facilitated negotiations between the new tenant and the landlord, structuring a shared investment in the required upgrades. The tenant agreed to contribute a portion of the costs upfront, while the landlord covered the remainder, to be repaid gradually over the course of the lease.

With these terms in place, we moved forward with the lease negotiations. Both transactions had to be executed simultaneously to ensure a smooth transition: the new tenant’s lease had to be finalized before Quality Doors and Trim could terminate their existing agreement and secure their new space. By coordinating all parties, we successfully structured both leases, allowing the existing landlord to maintain occupancy without disruption, the new landlord to fill their vacancy, and Quality Doors and Trim to move into a facility that supported their business growth.

In the end, this complex, multi-party transaction resulted in a seamless outcome where everyone’s objectives were met. Quality Doors and Trim gained the space they needed, the first landlord avoided a vacancy, and the second landlord secured a high-quality tenant for their property. This comprehensive deal showcases our team’s ability to navigate complex transactions, solve challenges with strategic thinking, and structure deals that deliver successful outcomes for all parties involved.
