An institutional landlord sought to elevate the energy and engagement within their Pearl Street portfolio by curating a dynamic tenant mix. A key component of this vision was activating a prime restaurant space on the Pearl Street Pedestrian Mall—one that would bring fresh appeal to Boulder’s dining scene and benefit the neighboring tenants in the landlords’ portfolio on East Pearl in the 1400 block.

The challenge was twofold: finding a seasoned restaurant operator with a concept that resonated with Boulder’s market and ensuring long-term success in a post-pandemic restaurant environment.

Through extensive negotiations and a strategic search, we identified the ideal tenant—an experienced and highly regarded operator with a concept well-suited for the space and community. However, bringing the vision to life required overcoming significant design and logistical hurdles over an 18-month period.

To maximize visibility and enhance the space’s functionality, we collaborated early with the landlord’s architect and contractor to reimagine the storefront, making it a focal point of the new restaurant. A critical component of this transformation involved relocating an existing tenant to another vacancy, allowing for a redesigned entrance directly odfn Pearl Street’s iconic brick walkway—optimizing foot traffic and positioning the new restaurant for long-term success.

The result? A12-yr lease with a proven tenant who has revitalized the space, contributing to the renewed vibrancy of the East End of Pearl Street Mall. This strategic placement has strengthened the landlord’s portfolio while enhancing Boulder’s dynamic dining landscape.
