Prometheus Materials, a rapidly growing company focused on engineered living materials, was in search of a new headquarters and pilot plant. Having recently closed a major round of funding, the company needed a space that would not only support its immediate operations but also allow for future expansion as it worked toward scaling up to a full production facility. The challenge was finding a location that met highly specific requirements within a limited geographical area while also providing the flexibility to adapt to the company’s evolving needs.

The ideal facility needed to be close to the company’s existing location in Longmont, CO, with a production space featuring at least an 18-foot clear height to accommodate specialized equipment. Additionally, the site required adequate power, a larger lot for outdoor equipment, and enough office and lab space to support both current operations and future growth. However, most industrial buildings in Longmont offered a maximum clear height of 16 feet, making the search particularly challenging.

After a comprehensive market search, only one available property met the majority of the client’s requirements. At first glance, this location appeared unsuitable due to a dropped ceiling grid in the production area, which artificially lowered the ceiling height. Recognizing the potential of the space, we made the removal of this ceiling grid a critical negotiation point. Once this requirement was addressed, the property proved to be a perfect fit, offering the necessary infrastructure for outdoor equipment, R&D labs, and office space to accommodate future growth.

Beyond securing the right physical space, the company also needed a termination clause in the lease, allowing them the flexibility to exit if future funding and production requirements necessitated a move to a larger facility. Through strategic negotiations, we successfully included this provision, ensuring that Prometheus Materials had both the stability to grow and the flexibility to adapt to changing needs.

In the end, the client secured a lease on a headquarters and pilot plant that met both their immediate and short-term growth objectives. By finding a creative solution to the clear height challenge and structuring a lease with built-in flexibility, we helped Prometheus Materials establish a strong foundation for its next phase of innovation and expansion.
