Our team began working with SendGrid when they were a small technology company emerging from TechStars in Boulder. As their email delivery technology gained traction, their growth was rapid and their space requirements expanded dramatically. SendGrid was always in need of top engineering talent, and the spaces they leased had to be conducive to attracting and retaining the best. They were highly selective about their office environments, with specific requirements that included modern finishes, a mix of private offices, conference rooms, large open bullpen areas, outdoor patio space, showers, and access to parking, public transportation, and bike lockers. Proximity to amenities and the overall aesthetic of the space were also key factors.
To meet these needs, our team introduced SendGrid to architects specializing in modern, tech-focused designs with an emphasis on acoustics and functionality. Over time, we successfully expanded SendGrid’s office footprint, first moving them from 3,500 square feet in downtown Boulder to multiple leases that expanded their presence across the city. Ultimately, we secured a new corporate headquarters for them in downtown Denver, spanning 108,000 square feet.
When searching for new spaces, we would begin with a shortlist of 20 options and narrow it down to 5-7 properties that fit SendGrid’s criteria. We negotiated on multiple spaces simultaneously, adjusting our focus as the negotiation process progressed. The competition between spaces often helped us identify the front-runner, but we continued to negotiate on 2-3 properties at once to ensure SendGrid secured the best possible terms.
By remaining highly selective in the spaces we leased, we ensured SendGrid could attract the talent needed for their rapid growth while securing the most favorable economics. Our collaboration over the years was instrumental in supporting SendGrid’s success and expansion, and we are proud to have been part of their journey.
